Painters in East York
Absolut Painting paints homes in East York: interiors, exteriors, trim, radiators and cabinets. The houses in Leaside, Todmorden and the streets off Coxwell are small, well built and old enough to have plaster walls, cast iron radiators and painted wood trim that has been coated many times since the 1920s. Rooms are compact and ceilings are lower than in a new build, which makes colour and sheen choices matter more. We walk the house with you, look at the plaster and the trim, and write a quote that lists each prep step so nothing is a surprise.
East York, on the ground.
Plaster over lath is the wall you are painting in most of East York. It is a good surface once the cracks are filled and the loose patches are cut back, and it takes a primer before colour wherever there is bare plaster or an old repair. Trim is where the hours go: multiple coats of oil paint on casings and baseboards, often yellowed, sometimes chipped to bare wood at the corners. The crew sands, fills, primes and applies enamel so the lines read clean against the wall. Radiators are wire-brushed and painted with a heat-resistant finish once the heating season is off.
The routine on site is the same as everywhere we work. Furniture moved and covered, floors protected, holes filled, cracks caulked, sanded and spot-primed. Two full coats, cut by hand at the ceiling and trim. In a small house we usually paint room by room so you keep somewhere to sit and sleep. Daily clean-up, a walk-through with you before the crew leaves, a touch-up visit after. Benjamin Moore and Sherwin-Williams paint, a [2-year] written workmanship warranty. John Kotlar prices the work and leads the crew on site, start to finish.
Because a East York house is compact, the trim is in your eyeline everywhere, so it gets sanded, primed and enamelled rather than just recoated.
East York is small wartime and postwar houses plus Leaside brick, with plaster walls, cast iron radiators, low ceilings and painted trim from the 1920s onward.
Front doors open onto narrow halls and parking is on the street, so the crew carries equipment in and paints room by room around a family living there.
Full interior repaints, trim and door enamelling, radiators, and exterior wood trim and porches are the usual East York jobs.

Questions from East York
Our East York house is from the 1920s. Is the old paint on the trim a lead concern?
It can be. Paint applied before the late 1970s may contain lead, and the trim in a house that age usually carries coats from every decade. We do not dry-sand it. The crew uses wet sanding or a vacuum sander, seals the room, and cleans up with HEPA equipment. [John confirms testing and containment practice.] Once the old paint is sound and primed, the new enamel goes on as normal.
Can you paint our cast iron radiators?
Yes. They are wire-brushed to remove loose paint and rust, wiped down, primed with a rust-inhibiting primer and painted with a heat-resistant enamel, sprayed where the room can be sealed off. It is done with the heat off and the radiator cool, so spring and summer are the time to book it. Painted radiators look like part of the trim rather than something to hide.
The rooms in our Leaside house are small. What colour and sheen choices help?
Keep the ceiling a true flat white and the walls in an eggshell or matte, which reads softer and hides small plaster flaws. Painting the trim the same colour as the walls, a step higher in sheen, removes the lines that chop up a small room. Lighter, warmer whites suit the north-facing rooms these houses often have. We bring fan decks to the walkthrough and paint sample patches on your walls before you decide.
