Painters in Newmarket

Absolut Painting paints homes in Newmarket: interiors, exteriors, basements, decks and cabinets. The Main Street area has older frame and brick houses with small rooms, plaster walls and low basements, while most of the town is family subdivision housing from the 1970s onward, drywall throughout, with eight foot ceilings in the older streets and nine in the newer ones. Basements are finished in a large share of these houses, and a basement wall is not painted the way a bedroom wall is. We walk every floor, including the basement, and write a quote that lists each step of prep.

Newmarket in detail

Newmarket, on the ground.

Basements get painted more in Newmarket than almost anywhere we work, and they have their own rules. Concrete or block walls need a masonry primer or a waterproofing coating before colour. Finished drywall basements often carry a water stain or two from a past leak, sealed with a shellac primer so it does not bleed through. Upstairs, the older subdivisions have walls with decades of paint and the odd nail pop, and the newer ones have builder flat that takes a primer. Main Street houses add plaster cracks and trim with build-up to sand back. Decks and porches are stained or painted in the warmer months.

On site, furniture is moved and covered, floors protected, holes filled, cracks caulked, sanded and spot-primed. Two full coats, cut by hand at the ceiling and the trim. Doors and trim are sprayed where the room can be sealed. Basement work is sequenced so the stair and the upstairs floors stay clean while the crew moves below. Daily clean-up, a walk-through with you before the crew leaves, then a touch-up visit. Benjamin Moore and Sherwin-Williams paint, a [2-year] written workmanship warranty, insured and WSIB covered [John confirms]. John Kotlar quotes the work and leads the crew on site.

In Newmarket the basement is often on the list, so the quote covers masonry primer, stain-blocking and the right coating for a wall that sits below grade.

Housing

Newmarket combines older frame and brick houses with plaster and low basements near Main Street and family subdivision housing with finished basements spread around them.

Access and logistics

Garage and driveway access is easy in the subdivisions, and the crew carries equipment down the basement stair for a large share of the work.

Jobs we see most

Finished and unfinished basements, whole-house interiors over builder paint, trim and doors, decks and exterior trim are the regular Newmarket jobs.

Questions from Newmarket

Can you paint the bare concrete walls in our unfinished Newmarket basement?

Yes. Concrete and block are cleaned, efflorescence is brushed off and neutralized, and the wall is primed with a masonry primer or, where there is a history of damp, a waterproofing coating. Then two coats of a masonry paint. It brightens a laundry or storage area and makes it easier to keep clean. Active leaks need fixing first, because paint will not hold on a wall that is wet behind it.

There is a brown water stain on our basement ceiling from an old leak. Will it come back through the paint?

It will if it is just painted over. Water stains bleed through ordinary paint and primer. The crew seals the stain with a shellac-based or oil-based stain-blocking primer, lets it cure, then paints the ceiling as normal. If the stain is still soft or damp, the leak is not finished, and we tell you so before painting.

Should our deck be painted or stained?

Stained, in most cases. A penetrating or semi-transparent stain soaks into the wood and wears gradually rather than peeling. Paint or solid stain sits on top and looks uniform, but it peels on a deck floor that gets snow and sun. The deck is washed, sanded where it is rough and allowed to dry fully before anything goes on. We book deck work for dry, warm weather.
