Trim, doors and railings in Newmarket

Newmarket combines older frame and brick houses with plaster and low basements near Main Street and family subdivision housing with finished basements spread around them. Older homes carry layers of oil paint and stained oak that need a bonding primer, and newer homes carry primed MDF trim that needs filling at the joints before the first finish coat. Trim, doors and railings get filled, caulked, sanded and finished in a hard waterborne enamel, with doors sprayed flat where it suits.

Trim, doors and railings · Newmarket

Newmarket, on the ground.

Finished and unfinished basements, whole-house interiors over builder paint, trim and doors, decks and exterior trim are the regular Newmarket jobs. Floors are papered, trim is filled and caulked, doors come off for spraying, two coats go on and the tape is pulled while the paint is soft for a clean line.

In Newmarket the basement is often on the list, so the quote covers masonry primer, stain-blocking and the right coating for a wall that sits below grade.

DriverWhat we look at
Metres of trim and number of doorsEach door has two faces and four edges. A main floor with ten doors and crown throughout is a different job from a hallway.
Existing finishPreviously painted trim needs a sand and two coats. Stained and varnished trim needs degreasing, a thorough sand and a bonding primer first.
Profile and detailFlat modern trim brushes quickly. Colonial profiles, panelled doors and turned spindles take more time per piece.
Spray or brushSpraying doors and rails gives the smoothest finish but needs more masking. We recommend the method that suits each piece.

Trim is often added to an interior walls quote, and the two together take fewer days than booking them apart because the room is only protected once. The quote shows trim as its own line either way.

Trim, doors and railings questions from Newmarket

Can you paint just the trim in my Newmarket home?

Yes. Trim on its own is a common job in Newmarket, especially when the walls are fine and the baseboards and doors have gone yellow. We protect the floors and walls, prep and paint the trim and leave the rest untouched.

Do you paint stair railings in Newmarket?

Yes. Rails, newel posts and spindles are sanded and finished by hand, in white, black or a colour that matches the trim. A railing in a Newmarket home is usually [n] days including cure time between coats.

Should our deck be painted or stained?

Stained, in most cases. A penetrating or semi-transparent stain soaks into the wood and wears gradually rather than peeling. Paint or solid stain sits on top and looks uniform, but it peels on a deck floor that gets snow and sun. The deck is washed, sanded where it is rough and allowed to dry fully before anything goes on. We book deck work for dry, warm weather.

Can you paint the bare concrete walls in our unfinished Newmarket basement?

Yes. Concrete and block are cleaned, efflorescence is brushed off and neutralized, and the wall is primed with a masonry primer or, where there is a history of damp, a waterproofing coating. Then two coats of a masonry paint. It brightens a laundry or storage area and makes it easier to keep clean. Active leaks need fixing first, because paint will not hold on a wall that is wet behind it.
