Exterior painting

Exterior paint fails at the prep, not the colour, so Absolut washes, scrapes, sands and primes every surface before the first coat. We paint wood and fibre cement siding, stucco, brick, aluminum and vinyl, plus the fascia, soffits, trim and doors that frame them. Two coats of an exterior acrylic such as Benjamin Moore Aura Exterior or Sherwin-Williams Emerald Exterior, applied in the Ontario weather window that lets them cure.

What moves the quote

No figures published. The drivers, in order.

DriverWhat we look at
Surface and its conditionSound siding needing a wash and two coats is the baseline. Peeling paint, bare wood and failed caulking add scraping, priming and repair hours.
Height and accessA bungalow is reached from ladders. A two or three-storey house with steep grades may need staging or a lift.
MaterialSmooth siding rolls quickly. Rough stucco, brick and cedar drink more paint and take more time per square metre.
Trim, doors and detailWindow grilles, shutters, railings and decorative trim are brushed by hand and add time out of proportion to their area.

The season and the weather set the schedule as much as the scope does. We quote from a walk around the house, not from a photo, and the quote separates the body of the house from the trim. Read the cost guide.

How this job runs

Walk-through, prep, paint, walk-through.

The four steps in full.

John walks the exterior with you, presses on the sills and fascia for soft wood and notes where paint is lifting. The written quote lists each surface, the primer and topcoat, the prep needed and the week we expect to start, which depends on the forecast.

The house is washed and left to dry. Loose paint is scraped and sanded to a feathered edge, bare spots are primed, rotten trim is flagged for repair and gaps are caulked. Windows, lights, plants and the driveway are masked and covered.

The body of the house gets two coats, then the trim. We work with the shade and the forecast, since fresh paint needs a dry surface and a few hours before rain or dew. The job takes [n] days and ends with a walk around the property with you.

Questions about exterior painting

When is exterior painting season in Ontario?

Roughly May to October, with the best stretch from late spring to early fall. Standard exterior paint wants the surface and the air above about 10 degrees for the whole drying period, including overnight. Both brands make low-temperature lines that go down to a few degrees above freezing, which stretches the season at either end, but frost, dew and short days still close it in winter.

Can you paint vinyl or aluminum siding?

Yes. Aluminum takes paint well once it is washed and the chalk is removed. Vinyl can be painted with a vinyl-safe colour, which means a shade no darker than the original, so the siding does not absorb heat and warp. We check the colour against the manufacturer's vinyl-safe list before quoting.

Do you paint brick?

Yes, with a masonry primer and a breathable exterior paint so moisture in the brick can escape. We talk you through it first, because painted brick is hard to undo. Lime wash and masonry stain are options if you want the look without a solid film.

How long will an exterior paint job last?

A properly prepped job with a quality acrylic typically goes [n] years before it needs attention, with south and west faces wearing first. Fresh caulking and primed bare wood are what make the difference. Our [2-year] written workmanship warranty covers peeling caused by our prep.

What about lead paint on an older house exterior?

Trim and siding painted before 1980 may have lead in the lower layers. We avoid dry sanding and power grinding on those surfaces, wet-scrape instead, collect the chips on sheeting and prime the rest to seal it. If the paint is failing across the whole house we talk about testing and the safest way forward before we quote.
