Condo and apartment painting

Condo painting is a logistics job as much as a paint job. Absolut books the service elevator, keeps to the building's work hours, uses low-VOC paint that meets the property manager's rules and gets a suite painted before your move-in or after your move-out. Walls, ceilings, closets, doors and trim in a suite, usually within [n] days.

What moves the quote

No figures published. The drivers, in order.

DriverWhat we look at
Suite size and layoutA one-bedroom with an open living area paints quickly. A three-bedroom with a den, two bathrooms and long hallways takes longer.
Ceiling typeSmooth drywall ceilings roll normally. Exposed concrete, stipple or very tall ceilings take more care and more time.
Occupied or emptyAn empty suite between tenants is the fastest version of this job. A furnished one adds moving and covering in each room.
Building accessElevator windows, parking and work hours decide how many hours the crew can paint in a day, and therefore how many days the job takes.

The building sets the rhythm. Once we know the elevator window and the hours, the day count on the quote is firm, and the paint line matters less than most people expect. Read the cost guide.

How this job runs

Walk-through, prep, paint, walk-through.

The four steps in full.

John visits the suite or works from your floor plan and photos if you have not taken possession yet. The written quote names the colour, the low-VOC product, the sheen and the day count, and lists what we need from the building: elevator times, insurance letter, work hours.

The crew arrives at the booked elevator time with everything for the day. Floors are covered, furniture is moved to the centre and wrapped, and the walls are filled and sanded. Window walls are masked and concrete ceilings are cut by hand.

Two coats go on in each room, with the ceilings first if they are being painted. Doors and trim are done last. The suite is cleaned and all debris goes out through the service corridor. The job takes [n] days and ends with a walk-through before the keys are handed back or the movers arrive.

Questions about condo and apartment painting

Do you handle the elevator booking?

Yes. Once you tell us the building, we contact the property manager or concierge, book the service elevator for the days we need and send the insurance and WSIB paperwork they ask for [John confirms]. Most buildings need a few days' notice, so the earlier we know the move-in date the better.

What paint does the building allow?

Most Toronto-area buildings ask for low-VOC or zero-VOC paint because the suites share air. Benjamin Moore Aura and Regal Select and Sherwin-Williams Emerald and Harmony meet that. We name the product on the quote so you can forward it to the manager if they ask.

Can you paint before I move in?

Yes, and it is the easiest way to do it. An empty suite paints faster, there is nothing to protect and the paint has time to cure before furniture touches the walls. If closing and move-in are the same week we fit the job between them.

What about the move-out touch-ups my lease requires?

We fill the anchor and nail holes, sand them flush and repaint the walls to match or in a fresh coat of the building's standard colour, whichever your lease or the landlord asks for. Keep the colour name if you have it, because matching a faded builder white by eye is the slow part.

Can you paint the concrete ceiling?

Yes. Exposed concrete ceilings are brushed and rolled with a thick nap in a flat paint, after any dust and form residue is cleaned off. They take more paint and more time than drywall, and the line against the wall is cut by hand because tape does not seal to rough concrete.

How long does a condo take?

A one-bedroom is usually [n] days, a two or three-bedroom [n] days, within the building's working hours. If the elevator is only available in the afternoon, or the building limits work to weekdays, the day count stretches and the quote says so.
