Condo and apartment painting in North York
Condo and apartment painting is run around the building: elevator booked, work hours kept, low-VOC paint on the walls and the suite handed back on the date. Full interior repaints of new rebuilds, trim and door enamelling in older bungalows, tall foyers and stairwells, and cabinet refinishing.
Concept imageryNorth York, on the ground.
North York holds postwar bungalows with plaster ceilings and stained trim on the same streets as new rebuilds with nine and ten foot ceilings and builder flat paint. Newer towers bring open layouts, floor-to-ceiling glass, concrete ceilings and builder flat paint, and older low-rise apartments bring plaster, radiators and more trim. Lots are wide and driveways are deep, so the crew parks on site and sets up sprayers and scaffold in the garage without blocking the street. The crew works to the elevator window, covers floors and furniture, fills and sands, rolls two coats with hand-cut edges at glass and concrete and removes debris through the service corridor.
A new build in North York looks finished and is not, because builder flat paint needs a primer coat before any real colour will sit evenly on it.

No figures published. The drivers, in order.
| Driver | What we look at |
|---|---|
| Suite size and layout | A one-bedroom with an open living area paints quickly. A three-bedroom with a den, two bathrooms and long hallways takes longer. |
| Ceiling type | Smooth drywall ceilings roll normally. Exposed concrete, stipple or very tall ceilings take more care and more time. |
| Occupied or empty | An empty suite between tenants is the fastest version of this job. A furnished one adds moving and covering in each room. |
| Building access | Elevator windows, parking and work hours decide how many hours the crew can paint in a day, and therefore how many days the job takes. |
The building sets the rhythm. Once we know the elevator window and the hours, the day count on the quote is firm, and the paint line matters less than most people expect.
Condo and apartment painting questions from North York
Do you paint condos in North York before move-in?
Yes. Painting an empty North York suite between closing and move-in is the fastest way to do it. We book the elevator for the days between and have it done before the movers arrive.
What does my North York building need from you?
Usually an elevator booking, a certificate of insurance and WSIB clearance, and sometimes a deposit for the elevator pads. We supply the paperwork for North York buildings [John confirms] and keep to their work hours.
Our new North York house still has builder paint. Why does it need a primer before the new colour?
Builder flat paint is applied thin and is usually a low-grade product, so it absorbs the next coat unevenly and the finish dries blotchy, especially in a deep or saturated colour. A tinted primer coat seals it and gives the two finish coats a uniform base. On a new house that is the difference between a wall that looks sprayed and one that looks patched.
Can you paint the stained oak trim and doors in our bungalow white?
Yes, and it is one of the most common requests we get here. Stained and varnished trim is cleaned, scuff-sanded, and sealed with a bonding primer so the tannins in the wood do not bleed through the white. Then two coats of enamel, sprayed where we can set up a dust-free area and brushed where we cannot. Skipping the bonding primer is why that job fails when it is done quickly.
