Condo and apartment painting in Scarborough
Condo and apartment painting is run around the building: elevator booked, work hours kept, low-VOC paint on the walls and the suite handed back on the date. Scarborough is largely postwar bungalows and side-splits with drywall walls, textured popcorn ceilings and brick or stucco exteriors. Newer towers bring open layouts, floor-to-ceiling glass, concrete ceilings and builder flat paint, and older low-rise apartments bring plaster, radiators and more trim.
Concept imageryScarborough, on the ground.
Driveways are wide and front doors open onto a short hall, so the crew can park on site and stage ladders, planks and sprayers in the garage. The crew works to the elevator window, covers floors and furniture, fills and sands, rolls two coats with hand-cut edges at glass and concrete and removes debris through the service corridor.
In Scarborough the ceiling is often the biggest decision in the house, so we price painting the texture and removing it as two separate options.

No figures published. The drivers, in order.
| Driver | What we look at |
|---|---|
| Suite size and layout | A one-bedroom with an open living area paints quickly. A three-bedroom with a den, two bathrooms and long hallways takes longer. |
| Ceiling type | Smooth drywall ceilings roll normally. Exposed concrete, stipple or very tall ceilings take more care and more time. |
| Occupied or empty | An empty suite between tenants is the fastest version of this job. A furnished one adds moving and covering in each room. |
| Building access | Elevator windows, parking and work hours decide how many hours the crew can paint in a day, and therefore how many days the job takes. |
The building sets the rhythm. Once we know the elevator window and the hours, the day count on the quote is firm, and the paint line matters less than most people expect.
Condo and apartment painting questions from Scarborough
Do you paint condos in Scarborough before move-in?
Yes. Painting an empty Scarborough suite between closing and move-in is the fastest way to do it. We book the elevator for the days between and have it done before the movers arrive.
What does my Scarborough building need from you?
Usually an elevator booking, a certificate of insurance and WSIB clearance, and sometimes a deposit for the elevator pads. We supply the paperwork for Scarborough buildings [John confirms] and keep to their work hours.
Should we paint our popcorn ceiling or have it removed?
Both are done in Scarborough bungalows. Painting is the smaller job: the texture is sealed, stains are blocked with a shellac primer and the ceiling is rolled with a deep-pile sleeve. Removal means scraping, skimming the drywall flat, sanding and priming before paint, which is more days and more dust but leaves a modern ceiling. [Texture applied before 1980 may contain asbestos and should be tested before scraping.] We quote both so you can choose.
How do you reach the tall wall above the stairs in a side-split?
With a plank set between a ladder on the landing and a ladder on the stair, levelled and secured, or an adjustable stair ladder where the flight is narrow. The crew masks the railing and protects the treads before anything goes up. It is routine for us, but it is a reason the stairwell is listed as its own line on the quote.
