Condo and apartment painting in East York
Condo and apartment painting is run around the building: elevator booked, work hours kept, low-VOC paint on the walls and the suite handed back on the date. East York is small wartime and postwar houses plus Leaside brick, with plaster walls, cast iron radiators, low ceilings and painted trim from the 1920s onward. Newer towers bring open layouts, floor-to-ceiling glass, concrete ceilings and builder flat paint, and older low-rise apartments bring plaster, radiators and more trim.
Concept imageryEast York, on the ground.
Front doors open onto narrow halls and parking is on the street, so the crew carries equipment in and paints room by room around a family living there. The crew works to the elevator window, covers floors and furniture, fills and sands, rolls two coats with hand-cut edges at glass and concrete and removes debris through the service corridor.
Because a East York house is compact, the trim is in your eyeline everywhere, so it gets sanded, primed and enamelled rather than just recoated.

No figures published. The drivers, in order.
| Driver | What we look at |
|---|---|
| Suite size and layout | A one-bedroom with an open living area paints quickly. A three-bedroom with a den, two bathrooms and long hallways takes longer. |
| Ceiling type | Smooth drywall ceilings roll normally. Exposed concrete, stipple or very tall ceilings take more care and more time. |
| Occupied or empty | An empty suite between tenants is the fastest version of this job. A furnished one adds moving and covering in each room. |
| Building access | Elevator windows, parking and work hours decide how many hours the crew can paint in a day, and therefore how many days the job takes. |
The building sets the rhythm. Once we know the elevator window and the hours, the day count on the quote is firm, and the paint line matters less than most people expect.
Condo and apartment painting questions from East York
Do you paint condos in East York before move-in?
Yes. Painting an empty East York suite between closing and move-in is the fastest way to do it. We book the elevator for the days between and have it done before the movers arrive.
What does my East York building need from you?
Usually an elevator booking, a certificate of insurance and WSIB clearance, and sometimes a deposit for the elevator pads. We supply the paperwork for East York buildings [John confirms] and keep to their work hours.
Can you paint our cast iron radiators?
Yes. They are wire-brushed to remove loose paint and rust, wiped down, primed with a rust-inhibiting primer and painted with a heat-resistant enamel, sprayed where the room can be sealed off. It is done with the heat off and the radiator cool, so spring and summer are the time to book it. Painted radiators look like part of the trim rather than something to hide.
The rooms in our Leaside house are small. What colour and sheen choices help?
Keep the ceiling a true flat white and the walls in an eggshell or matte, which reads softer and hides small plaster flaws. Painting the trim the same colour as the walls, a step higher in sheen, removes the lines that chop up a small room. Lighter, warmer whites suit the north-facing rooms these houses often have. We bring fan decks to the walkthrough and paint sample patches on your walls before you decide.
