Condo and apartment painting in King

Condo and apartment painting is run around the building: elevator booked, work hours kept, low-VOC paint on the walls and the suite handed back on the date. Whole-house interiors with sprayed millwork, three-storey exteriors, shutters and garage doors, and cabinet refinishing make up most of the King work.

Condo and apartment painting · King

King, on the ground.

King runs to estate lots, rebuilt farmhouses and large houses on acreage, with tall drywall rooms, heavy millwork and stucco, stone and painted wood exteriors. Newer towers bring open layouts, floor-to-ceiling glass, concrete ceilings and builder flat paint, and older low-rise apartments bring plaster, radiators and more trim. Long private driveways give room for a van, a lift and scaffold, so the crew confirms the gate code, the site contact and where the lift can park before arriving. The crew works to the elevator window, covers floors and furniture, fills and sands, rolls two coats with hand-cut edges at glass and concrete and removes debris through the service corridor.

Rural addresses in King are booked as consecutive full days with the same crew, because the drive makes half days a waste of your time and ours.

What moves the quote in King

No figures published. The drivers, in order.

DriverWhat we look at
Suite size and layoutA one-bedroom with an open living area paints quickly. A three-bedroom with a den, two bathrooms and long hallways takes longer.
Ceiling typeSmooth drywall ceilings roll normally. Exposed concrete, stipple or very tall ceilings take more care and more time.
Occupied or emptyAn empty suite between tenants is the fastest version of this job. A furnished one adds moving and covering in each room.
Building accessElevator windows, parking and work hours decide how many hours the crew can paint in a day, and therefore how many days the job takes.

The building sets the rhythm. Once we know the elevator window and the hours, the day count on the quote is firm, and the paint line matters less than most people expect.

Condo and apartment painting questions from King

Do you paint condos in King before move-in?

Yes. Painting an empty King suite between closing and move-in is the fastest way to do it. We book the elevator for the days between and have it done before the movers arrive.

What does my King building need from you?

Usually an elevator booking, a certificate of insurance and WSIB clearance, and sometimes a deposit for the elevator pads. We supply the paperwork for King buildings [John confirms] and keep to their work hours.

Can you paint our shutters and garage doors to match a new trim colour?

Yes. Wood or composite shutters come off, are washed, sanded, primed where bare and sprayed with two coats of exterior enamel, then rehung. Steel garage doors are washed, scuff-sanded and sprayed or rolled in place with the surround masked. Both are small jobs on their own and are usually done alongside the trim so the colours are mixed from the same batch.

Our house in King is three storeys with a stucco exterior. Can you reach all of it safely?

Yes. Three storeys on a sloping lot takes a boom lift or a tall scaffold rather than ladders, and we plan that at the walkthrough by looking at where the ground is firm and where the lift can park. The stucco is washed, cracks are patched, and two coats of elastomeric go on from the lift. The equipment is its own line on the quote so you can see what the height adds.
