Condo and apartment painting in Oshawa

Condo and apartment painting is run around the building: elevator booked, work hours kept, low-VOC paint on the walls and the suite handed back on the date. Stain and odour sealing, texture removal, whole-house interiors, trim and doors, exteriors and cabinet refinishing are the regular Oshawa jobs.

Condo and apartment painting · Oshawa

Oshawa, on the ground.

Oshawa's older core has plaster walls, small rooms with several doorways, stained ceilings and finishes from many decades, while the north end is newer drywall in builder flat paint. Newer towers bring open layouts, floor-to-ceiling glass, concrete ceilings and builder flat paint, and older low-rise apartments bring plaster, radiators and more trim. Driveways are often short and streets near downtown can be narrow, so the crew plans where the van stops and carries equipment in. The crew works to the elevator window, covers floors and furniture, fills and sands, rolls two coats with hand-cut edges at glass and concrete and removes debris through the service corridor.

Older Oshawa houses have usually been painted many times before, so the quote starts with sealing and repairing what is already on the wall.

What moves the quote in Oshawa

No figures published. The drivers, in order.

DriverWhat we look at
Suite size and layoutA one-bedroom with an open living area paints quickly. A three-bedroom with a den, two bathrooms and long hallways takes longer.
Ceiling typeSmooth drywall ceilings roll normally. Exposed concrete, stipple or very tall ceilings take more care and more time.
Occupied or emptyAn empty suite between tenants is the fastest version of this job. A furnished one adds moving and covering in each room.
Building accessElevator windows, parking and work hours decide how many hours the crew can paint in a day, and therefore how many days the job takes.

The building sets the rhythm. Once we know the elevator window and the hours, the day count on the quote is firm, and the paint line matters less than most people expect.

Condo and apartment painting questions from Oshawa

Do you paint condos in Oshawa before move-in?

Yes. Painting an empty Oshawa suite between closing and move-in is the fastest way to do it. We book the elevator for the days between and have it done before the movers arrive.

What does my Oshawa building need from you?

Usually an elevator booking, a certificate of insurance and WSIB clearance, and sometimes a deposit for the elevator pads. We supply the paperwork for Oshawa buildings [John confirms] and keep to their work hours.

The previous owner smoked in our Oshawa house. Can paint get rid of the smell and the yellow?

Yes, with the right sequence. The walls and ceilings are washed with a degreasing cleaner to remove the nicotine film, then sealed with a shellac-based primer that locks in the residue and the odour. Ordinary primer does not do it. After the sealer, two coats of finish go on as normal. Trim and doors get the same wash and sealer before enamel. It is the one case where the primer is doing most of the work.

Our walls have a knockdown texture from an old renovation. Can they be made smooth?

Yes. The texture is sanded to knock down the high points, then the wall is skimmed with two or three thin coats of compound, sanded and primed before paint. It is dusty, careful work and the room is sealed while it happens. If you prefer to keep the texture, we paint it with a deep-pile roller so the coverage is even in the dips. The quote shows both so you can choose.
