Commercial and office painting in Newmarket
Commercial and office painting is scheduled around your hours, in scrub-resistant paint, with the site clean and open at the start of every business day. Newmarket combines older frame and brick houses with plaster and low basements near Main Street and family subdivision housing with finished basements spread around them. Main-street storefronts bring older walls, tall ceilings and tenants on either side, and newer office and medical buildings bring drywall, metal doors and property-manager rules on hours and paint.
Concept imageryNewmarket, on the ground.
Garage and driveway access is easy in the subdivisions, and the crew carries equipment down the basement stair for a large share of the work. Each shift covers floors and equipment, fills and primes the walls, paints two coats of a durable commercial line with doors and frames in enamel and resets the site before it reopens.
In Newmarket the basement is often on the list, so the quote covers masonry primer, stain-blocking and the right coating for a wall that sits below grade.

No figures published. The drivers, in order.
| Driver | What we look at |
|---|---|
| Floor area and wall height | Open-plan offices and retail with tall walls are measured in square metres of wall, and high ceilings add lift or staging time. |
| Working hours | After-hours and weekend shifts keep you open but shorten the painting day. Phased work adds set-up and clean-up for each zone. |
| Surface and finish | Painted drywall is the baseline. Concrete block, metal doors and frames, exposed ductwork and previously wallpapered walls each need their own primer and method. |
| Durability required | A quiet office does well with standard low-VOC paint. A clinic, a daycare corridor or a restaurant kitchen needs scrubbable or washable coatings. |
The schedule is the biggest line on a commercial quote. Tell us when the building is empty and when it must be back in use, and the quote is written to those hours.
Commercial and office painting questions from Newmarket
Do you paint offices in Newmarket after hours?
Yes. Evening, overnight and weekend shifts are how most Newmarket commercial jobs run, with low-odour paint so the office is usable the next morning. We agree on the hours with you and the building before the quote is signed.
Can you paint a Newmarket storefront while it trades?
Yes, in phases. A shop in Newmarket is usually painted overnight, or one wall at a time behind plastic during slow hours, so the door never closes. Exterior signage and the front are done in the morning before opening or after close.
Can you paint the bare concrete walls in our unfinished Newmarket basement?
Yes. Concrete and block are cleaned, efflorescence is brushed off and neutralized, and the wall is primed with a masonry primer or, where there is a history of damp, a waterproofing coating. Then two coats of a masonry paint. It brightens a laundry or storage area and makes it easier to keep clean. Active leaks need fixing first, because paint will not hold on a wall that is wet behind it.
There is a brown water stain on our basement ceiling from an old leak. Will it come back through the paint?
It will if it is just painted over. Water stains bleed through ordinary paint and primer. The crew seals the stain with a shellac-based or oil-based stain-blocking primer, lets it cure, then paints the ceiling as normal. If the stain is still soft or damp, the leak is not finished, and we tell you so before painting.
